How to spot a builder you can actually trust

Hiring a builder from abroad is mostly a trust problem. You can’t pop round to the last job, you don’t know the local reputation, and the language gap hides the warning signs. Here is what to look for before you sign anything.

1. A registered business, not just a phone number

Every legitimate Spanish trade has a CIF or NIF and is listed in the company registry. If a builder can’t give you a registration number, walk away.

2. Real, in-date liability insurance

Insurance protects you if something goes wrong on your property. Ask for the certificate and check the expiry date. “It’s covered” is not an answer.

The badge isn’t marketing. It means four independent documents were checked before that builder reached you.

Quick checklist
Ask for the CIF/NIF up front
Request the insurance certificate, check the date
Look for reviews tied to verified jobs
Compare at least three builders before deciding
